Maintenance Coordinator

The Maintenance Coordinator is responsible for supporting company operations by assisting and promoting Sun Services. The Maintenance Coordinator ensures continuous delivery of excellence in customer service, excels at problem solving, conflict resolution and sustaining high levels of customer satisfaction.

Responsibilities include, but may not be limited to, the following:

  • Answering phones (1st on phones).
  • Generating maintenance work orders. 
  • Contacting owners for approval on repairs.
  • Run reports to follow up and/or reschedule work order they have generated (Smart Service).
  • Run reports bi-monthly to follow up with vendor work orders they generated (V12).
  • Review/approve vendor invoices prior to being billed.
  • Keep open line of communication with outer offices regarding maintenance/HVAC/vendor issues.
  • Troubleshooting with guests, attempt to resolve issues over the phone prior to issuing work order.
  • Communicating with owners to update vendor preferences.
  • Responsible for after-hours phone (on rotation).
  • Assist in generating Filter & Inspection work orders (included in plan agreements).
  • Assist in promoting in-house services (sales on maintenance, HVAC & pool services).
  • Responsible for handling all incoming work order requests via fax/phone and e-mail from Rentals and Housekeeping.
  • Assist in general filing and office upkeep.
  • Must adhere to procedures and protocols as outlined by management (Sundown Rule, Delineation, After-hours procedures etc.).
  • Attend & participate in monthly MC meeting with manager(s).
  • May be required to assist with other Sun offices/departments as needed.
Requirements:

Physical/Mental Demands: Hearing, speaking, seeing, sitting, walking, standing, driving, bending, and climbing steps; lifting and carrying 25-30 lbs., reading, comprehension, legible writing skills and effective written and verbal communication in the English language.

Machines/Equipment/Licenses: Reliable transportation, with valid, active NC driver license, proper insurance, and inspections (as required in company guidelines); computers, copiers, all office equipment.

Work Environment: Indoor, office work environment, minimal-to-moderate amount of noise infrequent-to-no exposure to outside weather conditions, fast paced, at times mentally strenuous; shifting priorities due to changing needs and situations with little to no notice.

Sun Services Pool and Spa Supervisor

Sun Services is seeking a Pool and Spa Supervisor to oversee and manage the maintenance, repair, and quality control of pools and spas. This position requires a proactive, detail-oriented professional with expertise in pool and spa operations, troubleshooting equipment, and customer service. The ideal candidate will ensure exceptional service delivery while maintaining operational efficiency and adherence to industry standards.

This position provides a flexible work schedule during the off-season, making it a fantastic opportunity for a professional looking for a dynamic and fulfilling career in pool and spa management.   • The ideal candidate will meet the following requirements:
  • Certified Pool Operator (CPO) Certification is required.
  • Train, guide, and supervise seasonal cleaning staff to ensure quality control and adherence to company standards.
  • Maintain accurate records of daily tasks, repairs, and service logs as required by Sun Services management.
  • Diagnose and provide repair estimates for pool and spa systems, effectively communicating with Sun Services administrative staff.
  • Requires Saturday and Sunday work as well as mid-week cleans.  Overtime may be required. 
  • General maintenance experience is a plus.

Pool & Spa Cleaner - Harbinger 

Sun Realty’s Pool & Spa Cleaners are dedicated to ensuring the utmost satisfaction for Sun Realty’s homeowners and guests by consistently delivering excellence in the general maintenance and care of their Pool and Spas.

The working hours for this role will vary to accommodate week-end responsibilities, as well as mid-week cleaning tasks. Regular and punctual attendance is essential. Compensation is based on a piece rate arrangement.

Air Handlers OBX is an established, full-service heating and air conditioning company servicing the entire Outer Banks.  AHOBX is seeking a full-time, year-round HVAC Installer to join its team.  Applicants must be hard-working, goal oriented with a commitment to team success.  Customer service is a must.  The HVAC Installer provides homeowners and guests with the highest level of satisfaction, ensuring continuous delivery of excellence in HVAC services.
